Most real estate firms separate ownership from operations. We refuse to.

A Boston-based firm organized around three disciplines — Capital, Development, Management — held under one accountable roof. Two principals. $82.75M deployed. 192 doors. Personal capital in every transaction.

    A note from the founder

    Boston · MMXXVI

Most of my career has been spent on the unglamorous side of real estate — first as a Cambridge zoning attorney, then negotiating Central Square’s overlay amendments through the City Council, then through five years of hearings and neighborhood meetings before a wall was drawn at 907 Main. The work that decides whether a project happens is rarely the work that gets celebrated.

In those rooms, the firms making the strongest case for a project were rarely the firms still operating the building five years later. Capital traded the project to development, development traded it to management, and by the time someone was accountable for occupancy and capex the underwriting was three teams old. The operating work is where returns are made or lost.

We built 907 Main the other way around: entitlement, financing, construction, and operations under one roof. The hotel opened in 2024 as The Lark Cambridge; we still own and run it. That experience became Thane & Reeve. We acquire what we are willing to operate, develop what we intend to hold, manage in‑house, and invest meaningful personal capital in every transaction.

We will be small. We will be slow. We will walk from deals other firms will do.

    That is the firm.

    Our thesis, in one sentence

The best real estate returns come from firms that refuse to separate ownership from operations — and we are building the firm that holds both.

Most of the industry is structured around specialization: capital allocators who don't operate, developers who don't hold, managers who don't own. Thane & Reeve is deliberately vertical, deliberately flexible, and deliberately small.

The ampersand is not a flourish.
It is the promise that ownership and stewardship never get uncoupled.

Originated and developed the $45M, 67‑key 907 Main hotel through one of the most complex entitlement processes in the country. Authored the Central Square Overlay zoning amendments adopted by the Cambridge City Council in 2017. Led 17 Story Street to unanimous approval before the Cambridge Historical Commission.

The operating work is where real returns are made — or lost.

Runs Thane & Reeve Management: asset strategy, property operations, leasing, capital planning, and quarterly investor reporting across the firm’s portfolio. The team that holds the asset at year seven is the team that bought it at year one.

Most underperformance in real estate is operational, not strategic.

The firm is deliberately small. Two senior decisions per investment. Personal capital in every transaction.

    Portfolio & track record

Twenty years of institutional operating experience, reshaped into a single firm.

A curated list, not a funnel. Each asset has been underwritten to the firm's standard and is held to justify its place in the portfolio.

    The record, in figures

$82.75M deployed across one ground‑up development, one preservation project, and a 75‑door stabilized operating base. Two principals on the wire for every transaction.

    Who we serve

    Deal-by-deal syndication.
    Readable terms.
    GP capital in every transaction.

We work with family offices, high-net-worth principals, and institutional capital seeking direct exposure to real estate alongside a small, aligned operator.

We don't raise blind pools. We don't collect assets to grow AUM. We underwrite each deal on its own terms, bring it to investors who have earned the right to see it, and walk if the math doesn't work.
